Skip Roper is a brand of D.W.E. LLC. This page describes our text-message program end to end: every way a consumer can opt in, the confirmation they receive, what we send, message frequency and rates, and how to opt out or get help.

What the program is

Skip Roper sends conversational, customer-care text messages about a cash offer on your property — answering your inquiry, requesting property details, scheduling a walkthrough, and sending or discussing your offer. Messages come from a local Skip Roper business number such as (215) 515-7662. This is not a promotional blast list; messages relate to the offer conversation you started.

How you opt in — every method we use

1. Website form (skiproper.com)

On our home page, a seller requests a cash offer by filling in their property address and contact details. The form includes an optional, unchecked-by-default SMS consent checkbox. The consumer must actively check the box to receive texts — submitting the form without checking it means we do not text them. This is the exact consent language shown on the form:

Directly beneath the submit button the form states: "By submitting you agree to our Privacy Policy and Terms of Service. Consent to receive texts is not a condition of any offer." Each consent is stored with a timestamp alongside the submission.

2. Text the keyword OFFER to (215) 515-7662

We advertise "Text OFFER to (215) 515-7662" on this website and on our printed mail (postcards sent to property owners). Texting the keyword is the consumer's affirmative opt-in action. Wherever the keyword is advertised, the ad includes the program disclosures (message frequency varies; msg & data rates may apply; reply STOP to opt out, HELP for help; links to Privacy Policy and Terms). The consumer immediately receives this confirmation message:

The keywords START, YES, and UNSTOP are honored the same way (and re-subscribe a previously opted-out number).

3. Consumer-initiated conversation

If a consumer texts our published number first with their address or question (numbers appear on this website, our mail, and voicemail), we reply to that inquiry. The first reply restates the disclosures:

Reply STOP (or STOPALL, UNSUBSCRIBE, CANCEL, END, QUIT) to any message. Opt-outs take effect immediately and are honored across our numbers. You receive this final confirmation and nothing further:
